Our expertise in the single tenant space is diverse and includes ground up construction and/or build-to-suits, short term leases, vacant assets, large portfolios, leasebacks, re-tenant scenarios, leasehold positions, and of course stabilized assets.
SPP is acquiring properties with upside potential realized through redevelopment, repositioning of management, or in refocusing to revitalize the tenant mix with a change in marketing, operations, leasing, renovation, strategy, physical improvements, and/or new capital structure.
SPP provides all development services, including site selection, land planning, governmental approvals, financing, asset and property management. We are currently targeting developments along major transportation corridors and infill sites with an emphasis on retail commercial projects.
SPP has a long history of providing capital to both publicly-traded and privately-held companies via sale leaseback transactions, allowing the companies to monetize their real estate assets and provide liquidity that can be used for other business purposes. Sansome Pacific has completed leasebacks with many different companies totaling over 4 million square feet of office, industrial and retail assets with a combined value in excess of $500M.
SPP has expertise in all facets of Asset and Property Management, covering a wide range of asset classes. SPP has created and implemented repositioning strategies including leasing, tenant improvements, use changes and subdivisions to maximize value. In addition to this, SPP has vast experience operating owned investments, which includes budgeting, accounting and property management functions. SPP and it’s team has the experience and expertise to take on large portfolios and stabilize them from an operating perspective in a short period of time, ultimately increasing profitability and mitigating potential issues.

SPP has been acquiring multi-family garden style apartment complexes of 100 Units or more for nearly twenty years. If necessary or desirable for higher ROI’s, we have the expertise to perform cost-efficient upgrades/rehabs to secure higher rents. Our portfolio currently includes properties in California, Denver, Austin, and Salt Lake. Our target markets additionally include Portland and Seattle.
