Sansome Pacific Properties, Inc. has acquired over $1.3 billion of single-tenant, and multi tenant real estate in joint ventures since the beginning of 2010. We are actively looking for acquisition and portfolio opportunities that include the following:

Single Tenant:

  • Existing net leased retail, office, industrial and medical assets and portfolios
  • Sale-leaseback portfolios
  • Rehab and/or re-tenant opportunities
  • Leaseholds and vacant assets
  • Built-to-suits
  • JV equity financing
  • All lease terms considered
    Nationwide acquisition program

Shopping Center or Retail:

  • Stabilized or add value (major rehab or reposition)
  • Neighborhood Grocery, Urban retail or Strip Centers (Automotive possible)
  • Fee ownership, Note acquisition or recap of existing ownerships considered.
    Western United States- CA, AZ, NV, OR, WA, ID, UT, CO preferred.

Residential/Apartments:

  • B Quality, Garden Style Apartments, 100 + units
  • Urban units, separate sites or above retail
  • Parking lot opportunities
    Western United States – CA, AZ, NV, OR, WA, ID, UT, CO preferred.

Development:

  • BTS-All Credits considered
  • Competitive yields
  • All properties types – QSR, Automotive, special use, pad opportunities as a part of centers.

Cap Rates:

  • Market by opportunity

Timing:

  • Free and clear or assumable debt
  • All Cash/ Quick closes
